What is a Move-In Certified home?
The seller certifies that, to the best of their knowledge, all major problems, major maintenance issues and safety concerns have been resolved so that the home truly is move-in ready.


What are the advantages of selling a home that has been "Move-In Certified" ? 

  • The seller can choose us to inspect the home properly before the buyer's inspector arrives.
  • The seller can schedule the inspections at the seller's convenience.
  • The seller can assist the inspector during the inspection, something normally not done during a buyer's inspection.  
  • The report can help the seller realistically price the home if problems exist.
  • The report can help the seller substantiate a higher asking price if problems don't exist or have been corrected.

A seller inspection reveals problems ahead of time which:

We will provide you with a yard sign to let prospective buyers know your home has been inspected and you are stating that your home is
 "Move in Certified ".

 
For a small additional charge we can come back, anytime within 60 days, and re-inspect those items of note found on the first inspection. We can then reissue the same comprehensive report, leaving out any problems that have been fixed and are no longer an issue. By providing an inspection prior to listing your home, you will have the time to correct any problems that may have been found.  This way, when you do get a contract, the inspection contingency will not be a problem.


 

After signing a contract, sellers typically have a great deal of anxiety about the upcoming inspection.  Most buyers will insist on an inspection contingency that could allow them to opt out or re-negotiate.  This period is not the time to find out you have a problem.  Our listing inspection can relieve you of that worry.  We will inspect your home to the same Standards of Practice as outlined by the National Association of Certified Home Inspectors (NACHI).  We will also provide notes on any cosmetic items we notice that we feel may have an impact on your ability to sell your home at the listing price.
